  • What do we get for 1%?
    List41 is a Full-Service Brokerage and we represent you, the Home-Seller, throughout the entire process. We act as your Fiduciary and put your needs before our own...Always. In the event that a buyer without an agent would like to purchase your home, we will prepare the paperwork for that buyer, but we will always represent you, not the buyer. Throughout the process, we provide you with everything that your favorite local-agent would provide but we will save you a tremendous amount of money and have streamlined some of the processes. Here are the details... MLS - Your home will be listed on the MLS and marketed on over 100 websites including Zillow, Realtor.com, Homes.com & Redfin. Social Media - Your home will be marketed on Social Media platforms like Facebook, Instagram & X (formerly Twitter). Yard Sign - If you choose, you will have a "For Sale" sign in the front yard - One small difference here - We're going to ask you to place the sign. Showings - Preapproved Buyers still view your home with their agents but we have come up with a few innovations that make this process easier & safer for you. Most of our Home-Sellers choose to make their home available for showings during a weekly, 2-hour showing window and at a time that best suits your schedule. This not only limits the amount of time that your home needs to be "showing-ready" but it can also create an "auction environment" where multiple buyers are competing with each other to purchase your home. Offers/Contracts - We still receive the offers from buyers and their agents. If we receive multiple offers (as we often do in the current market conditions) we provide you with "multiple-offer worksheet" that allows you to compare the relevant details of the offers and in an easier-to-understand format. Negotiations - At your direction, we will still negotiate the contract for you, making sure that your needs are met, that you are not being taken advantage of and that you are getting the most money possible for your house.
  • What about the buyer's agent?
    It has been customary to offer an incentive to the buyer's agent when listing your home for sale. If you choose to do so, you will determine how to compensate them. You can choose a dollar amount, a percentage of the sales price, or nothing at all. Most home-sellers agree that offering an incentive to the buyer's agent increases the total number of potential buyers. The important part to remember is that compensating a buyer's agent is your decision and yours alone.
  • Where does closing take place?
    Typically, the buyer chooses the title company or real estate attorney to handle the closing. Since Covid, most closings are handled remotely. The closing company ships you the documents, you sign them and have them notarized and then send them back. The proceeds of your sale will then be wired or mailed to you...your choice.
  • Tire-Kickers & Looky-Loos!
    In an effort to limit your exposure to people who have no intention of buying, only qualified buyers will be allowed to tour your home. Potential buyers are required to submit either a bank preapproval letter or proof of funds when submitting a request to tour your home. You will have the ability to review those documents prior to approving any showing request.
  • What about Showings?
    There are basically 3 showing strategies that you can adopt: Traditional - a lockbox is placed on your home and buyers agents show your home while you are away. Seller Showings - You are present for all showings and allow the buyer (with or without an agent) to view your home. LIST41 Home Showcase - Obviously, this is the strategy that we would like you to adopt...if for no other reason than to ensure your safety. The Home Showcase operates similar to an open house in that buyers and/or their agents can only tour your home during a weekly, 2 hour time frame. Sunday from 1-3pm has always brought the most traffic but if that doesn't suit your schedule, you can choose any day/time for the Home Showcase. With all of these methods, you set the parameters of the showings. Using the LIST41 showing app, you will set the days/hours that your home is available to tour and you will approve or decline all showings.
  • Do you list Land for sale?
    Yes, but the commission we charge is on a sliding scale... Under $150,000 - 3% commission $150,000 - $300,000 - 2% commission Over $300,000 - 1% - commission
